    Project Overview

    Engineering Solutions prepared a Structural Integrity Reserve Study (SIRS) for Carlton Place Condominium in Palm Beach, Florida. The study covers structural components observed during the Milestone Inspection along with non-structural components including electrical, plumbing, fire safety, non-structural roof components, paint and waterproofing, common windows and doors, and other components that may affect the structure. The report establishes the current 100% reserve requirement, normal life expectancy and annual contribution for each component, the reserve deficit or overage, and amortization of any deficit over each component's remaining useful life.

    The Challenge

    Establishing defensible reserve requirements across every structural and non-structural component of an occupied oceanfront building, in full compliance with Senate Bill 4-D.

    An in-depth on-site inspection of interior and exterior components, supported by drone aerial photography of the roofing systems, feeding a component-method reserve analysis with recommended funding amounts, schedules, and amortized deficit contributions, coordinated with the local municipality.
