Kings Road Private Residence
Project Overview
Engineering Solutions completed structural engineering services for the remodeling and renovation of a private residence on Kings Road in Palm Beach, FL. The scope consisted of an in-depth analysis of the existing masonry wall and shallow foundation system to determine the impact of the proposed architectural program, including replacement of existing non-impact-rated doors and windows with impact-rated assemblies meeting the wind pressure criteria of our construction documents. New window and door openings were added to the exterior envelope, requiring jamb, header, and sill reinforcement details, along with strengthening of existing walls to accommodate demolition in the kitchen area. Permit documents included general notes, wind pressure diagrams, framing plans for proposed changes, demolition plans and details, and new opening details, all designed to the Florida Building Code 7th Edition (2020).
The Challenge
Adding and enlarging exterior openings in existing masonry bearing walls supported on shallow foundations, while upgrading the envelope to impact-rated doors and windows that satisfy Florida Building Code 7th Edition (2020) wind pressure criteria.
Our Solution
In-depth analysis of the existing structure paired with sealed permit documents: wind pressure diagrams, framing and demolition plans, and jamb, header, and sill reinforcement details for each new opening, plus wall strengthening where demolition affected load paths.
