La Coquina Condominium

Project Overview
Engineering Solutions conducted a Milestone Inspection at La Coquina Condominium, 1956 S Ocean Ln, Fort Lauderdale, Florida, to evaluate the building's structural health under Florida's statutory requirements as amended by Senate Bill 154. Our team prepared extensive concrete repair construction documents incorporating cathodic protection for existing concrete elements, provided threshold inspections during repair construction, and delivered an updated Milestone Inspection Report for the repaired building. ES also prepared a Structural Integrity Reserve Study (SIRS) to support the condominium's financial planning for structural-related items. Our ongoing work includes permit-ready structural reroof construction documents and a roofing bid package for the main building and lanai/carports, followed by construction-phase project management and coordination with the Board.
The Challenge
Coordinating structural condition evaluation, durable repairs to existing concrete, and statutory reserve planning for a coastal condominium, while preparing a reroof program that addresses wind pressures, drainage, waterproofing, and construction coordination across the main building and lanai/carports.
Our Solution
A coordinated inspection and rehabilitation program combined detailed concrete repair documents and cathodic protection with threshold inspections, an updated Milestone Inspection Report, and SIRS. The reroof scope includes permit-ready plans, wind pressure and drainage calculations, coal tar roofing specifications, flashing details, product approval reviews, and a bid package. Construction-phase services include two pre-construction meetings, on-site meetings every two weeks, structural coordination, Board-requested third-party inspections, and review of payment applications and change orders.
