Phoenetia Avenue Residential Building

Project Overview
Engineering Solutions provided structural and electrical recertification services for an 8-unit, two-story concrete block residential building on Phoenetia Avenue in Coral Gables, FL. The structural conditions assessment identified deficiencies in the existing structural system of the sloped and flat-roofed structures using non-destructive testing of structural components, performed in accordance with protocols developed by the Miami County Building Department and the Florida Building Code 8th Edition (2023). The deliverable was a Miami County Structural Recertification Report with a list of structural deficiencies and repair recommendations. The electrical recertification followed the same protocols and included the use of licensed electricians to open all accessible common and distribution equipment for visual and infrared inspection, inspection of units for typical life-safety systems and interior wiring, and assessment of the facility's management and maintenance processes. Engineering Solutions issued a list of deficiencies requiring repair, a list of recommended (non-mandatory) upgrades, and a sealed report in the Miami County Recertification format.
