St. Andrews at Palm Aire

Project Overview
Engineering Solutions is providing a conditions assessment and Broward County Building Safety Structural and Electrical Recertification for the seven apartment buildings and one clubhouse comprising St. Andrews at Palm Aire in Pompano Beach, Florida. The structural assessment identifies signs of deterioration due to water intrusion, concrete cracking, concrete spalling, and rebar corrosion using non-destructive testing, following protocols developed by the Broward County Building Department and the Florida Building Code, 7th Edition (2020). The electrical recertification is analyzed under the same protocols, with licensed electricians opening all accessible common and distribution equipment for visual and infrared inspection, a sample of units reviewed for life safety systems and wiring, and the facility’s management and maintenance processes assessed.
The Challenge
Recertifying an eight-building occupied community under Broward County protocols, documenting both structural deterioration and electrical deficiencies across common systems while residents remain in place.
Our Solution
An in-depth investigation of each building supported by a drone survey and non-destructive testing, paired with an on-site electrical assessment in which all accessible cabinets were opened for FLIR thermal imaging and protective devices tested. Deliverables are sealed Broward County recertification reports with observations, quantities, deficiency lists, repair recommendations, and a photolog of FLIR imagery.
