Project Spotlight: Coastal Retrofit Excellence in Manalapan

Our featured project this month is a high-end structural retrofit for a high-end residential remodel project in Manalapan, Florida. This extensive design effort strengthens eleven second-floor Marcore slab locations with supplemental steel and drilled, epoxied anchors to support critical MEP upgrades. Our engineers also coordinated directly with the Marcore manufacturer to ensure precision and compliance.

Additional upgrades include truss retrofits in both the Main and Guest Houses, optimizing performance while preserving key components. All design documents are sealed and compliant with the 2023 Florida Building Code, reinforcing our mission to deliver durable, code-compliant solutions in coastal environments.

Other Noteworthy Projects

Recent projects span from luxury residential renovations in Manalapan, Jupiter, and Hobe Sound, to commercial work in West Palm Beach and structural repairs at multi-family properties across South Florida. Notables include:

  • Concrete restoration in Highland Beach

Industry Updates: New Milestone Inspection & SIRS Legislation You Should Know

Florida’s evolving legislation brings new responsibilities for property managers and building associations:

  • HB 913: Starting July 1, 2025, managers with revoked licenses face stricter bans from holding roles in management firms. All managers must also maintain an updated online licensure account with DBPR.
    • Milestone Inspections: Updates now focus on 3+ story buildings, with strict timelines for reporting unsafe conditions and mandates to begin Phase Two repairs within 365 days. Oversight and reporting will increase significantly through the Office of Program Policy Analysis.
    • Structural Integrity Reserve Study (SIRS): Structural Integrity Reserve Studies (SIRS) must now be completed by December 31, 2025, for applicable buildings, including a baseline funding plan and affidavit acknowledgments by association officers. Standardized forms are in development to streamline reporting statewide.

Transparency requirements for milestone inspections have also increased: engineers and architects must disclose whether they intend to bid on any repair work and any relationships with inspection firms that may arise from milestone inspections. In other words, any contractor or design professional submitting bids for such work must disclose any direct or indirect ties to the inspection firm or its personnel.
