    AUGUST 2026 ENGINEERING SOLUTIONS NEWSLETTER

The August 2026 Engineering Solutions newsletter covers three topics: an ongoing structural, corrosion, and waterproofing assessment at a landmark Naples, Florida hotel; why rooftop amenity decks with pedestal pavers are an overlooked source of water intrusion; and how pre-closing structural due diligence protects commercial real estate buyers from deferred maintenance and hidden structural liabilities. It also lists ten current Engineering Solutions projects across South Florida.

The August 2026 edition of the Engineering Solutions newsletter is out now. This issue looks at the work happening in the field this month, along with two topics our clients ask us about constantly: hidden water intrusion in rooftop amenity decks, and what a structural assessment reveals before a commercial property changes hands. Here's a quick summary — then read the full issue below.

Project Spotlight: Restoring Resilience at a Naples Landmark Hotel

Engineering Solutions is conducting a comprehensive structural, corrosion, and waterproofing assessment across two buildings at a landmark hotel property in Naples, Florida. Our professional engineers are performing forensic investigations at the pool deck, roof deck, balconies, and window systems, working alongside the general contractor to remove local finishes and determine the extent of deterioration.

Core samples are being collected for chloride concrete testing to evaluate corrosion risk to existing steel reinforcement, while roofing, waterproofing, flashing, and stucco conditions are assessed to trace sources of water intrusion. Findings will be compiled into an in-depth conditions assessment report guiding permit-ready repair documents — including new waterproofing and drainage systems, ICRI-compliant slab and framing repairs, cladding restoration, and a 20-year corrosion protection system with cathodic protection in critical areas.

Rooftop Amenity Decks and Pedestal Pavers: An Overlooked Source of Water Intrusion

Pedestal paver systems make rooftop pools and lounges possible, but because the pavers sit above the waterproofing membrane, deterioration in the drainage plane, flashing, or pedestal attachments often goes unnoticed for years — until staining or leaks appear on the floors below. A forensic evaluation that lifts select pavers, tests drainage performance, and inspects membrane and flashing conditions catches these problems early. Periodic evaluation of paver decks belongs in your maintenance plan, not just your emergency response.

Due Diligence Before You Buy: What Structural Assessments Reveal

For developers, brokers, and acquisition teams, financial risk extends well beyond the purchase price. A structural due diligence assessment completed before closing evaluates framing, foundations, roofing, waterproofing, and corrosion risk — surfacing issues a standard walkthrough will miss, especially in older or coastal properties. It protects the investment and gives you the data to budget repairs accurately and close with confidence.

    Frequently Asked Questions

How often does Engineering Solutions publish a newsletter?
We publish monthly, covering a project spotlight, technical guidance from our engineers, and a running list of active projects across Florida and the Northeast.
Why are rooftop pedestal paver decks a water intrusion risk?
Pavers sit above the waterproofing membrane, so failures in the drainage plane, flashing, or pedestal attachments stay hidden until leaks appear on lower floors — often years after the damage began.
When should structural due diligence happen in a real estate transaction?
Before closing. A pre-acquisition structural assessment identifies deferred maintenance, corrosion, and framing or waterproofing issues so repairs can be budgeted and negotiated prior to signing.
